Renting Out My House?

Filed under: Point Realestate — Tags: House, Renting — user3428 @ 10:09 am

Hello, here is my plan, looking for some info or some unforseen problems.
I just sold my house and used some of the profit as a 20% down payment on my new house. I plan to put the remaining profit into renovations and modernization of my new property and then rent it out. before i rent it out i plan to get a home equity line of credit on the new value of the home and use that line of credit for a down payment and renovations on a second home. once the second home is completed renovations i plan to once again get a home equity line of credit on the new value of the second home and put it towards a down payment and renovation of a third house and so on and so on for a 3rd and 4th ect….untill the property market in my area booms ( i am positive that it is coming ) and at that point sell all the properties i own at the height of the realestate boom. Before you answer please take into account that the rental price for the properties will be sufficent to pay for the mortage and pay off the line of credit i have borrowed against the house.
any comments, advice, concerns ect. would be appreciated
thanks

I Am Freaking Out About This House Right Now?

Filed under: Point Realestate — Tags: About, Freaking, House, Right, This — user3428 @ 4:47 pm

Ok so heres the story. about a month ago i found this house i absolutely love and when i went to get info on it and possibly put an offer on it i was told it went in to escrow and it was very rare for peoples loans to fall thru at that point and have the house open back up so my realestate agent basically told me that house was hopeless and keep moving. the house also went “inactive” on the website i found it on.
so kept looking for a house and nothing has compared.
but just a few minutes ago i was sent an email saying one of my saved home listings had been updated. i looked to see what home.. and there i was the house that was hopeless to get.
i researched it on another website and there it was….
im trying real hard not get my hopes up.
do you think the home is actually for sell again?
this seems to be a sign that this is supposed to be MY home
also me and my boyfriend make about 3000 dollars a month and dont have much debt do you think we can afford a 88 thousand dollar house? we both have pretty good credit scores also
i sure hope this isnt some sort of glich and my house is really gone.

I Want To Build A Tower Next To My House?

Filed under: Realestate View — Tags: Build, House, Next, Tower, Want — user3428 @ 9:43 am

The idea is still a little vague, but I want to construct a tower of some kind next to my house. The point is to make it 30-50 feet high to view the ocean water. Off course we will get help from architect but I want to know if any of you have any ideas to what kind of tower/ watch post it should be. All it needs to be is a tower based structure, ladder up, and a good viewing area
So if any of you have ideas to some kind of watch tower, please say so! Even if you find some picture from google, that will be great! I just need a start, a picture of a decent tower thing :) and I am being serious. I live in the east coast, close to the beach. I would love to see the ocean from my house.
Thanks so much
height restriction is about 35-40 feet
ps. this is what the house looks likehttp://www.boston.com/realestate/gallery…

House Sold From Under Us – Was This My Realtors Fault?

Filed under: Realestate View — Tags: Fault, From, House, Realtors, Sold, This, Under — user3428 @ 4:03 am

About 3 weeks ago my husband and I went and viewed a house for sale – listing price was 109k and it had some extensive mold damage so we were advised by my realtor to offer between 65-75k on the property because the land was atleast worth that, so we offered 75k.
I called & emailed my realtor several times over the course of 3 weeks trying to find out if she had heard anything about this property, finally she e-mails me back and said that the house is in “sale pending” status.
Apparently a week or so after we put an offer and a deposit on the house someone came in and offered close to what the asking price was and according to the bank (because the house was a forclosure) our offer was so low that we werent taken seriously & werent given the option of offering highest & best on the house.
I dont know much about realestate … but it doesnt seem like that was the right way for things to happen, especially when the agency we go through is the same agency that sold the house to someone else.
So our realtor tells us what she thinks we should offer, we do & we put a deposit on the house … 3 weeks pass with no word from her until she emails me to tell me that someone has it in pending, our offer wasnt taken seriously because it was so low so they arent bothering to give us our highest & best … she has NO idea about this even though one of her co-workers sold it & then another week passes and I still havent heard anything about the 1,000 deposit i put on the house being returned to me.
Is that legal to do that? is there anything I can do? We’re having a baby any day now & my husband and I knew we wouldnt be all moved into something by the time she arrived but we were really hoping to have found something … we had a house in pending status before that we dropped to go after this property because we put an offer on it in may & heard in august “we’re going to wait until december or january to let you know incase someone offers more” but this house goes into pending and there is nothing we can do about it!?!? I dont get it …

Are These House Prices Right?

Filed under: Realestate View — Tags: House, Prices, Right, These — user3428 @ 11:17 pm

I was browsing through the real estate section of yahoo and realize that there are nice houses in nice neighborhoods with asking price only in the thousands? I know that the real estate industry is going south, people are defaulting on there mortgages, and the banks are foreclosing on more and more houses everyday. Hence, is the reason why it’s the best time to buy in this type of climate. But for only a couple of thousands of dollars? I’ve heard of foreclosed mansion-sized houses that were once worth over million dollars, now selling at a quarter of that ($250,000). But foreclosed houses or houses that been on the market for a long time with price tags for only a couple of thousands of dollars. Must it be a typo/error?

How Much Notice Does A Realestate Agent Have To Give Before Showing An Occupied House?

Filed under: On Realestate — Tags: Agent, Before, Give, House, Much, Notice, Occupied, Realestate, Showing — user3428 @ 2:20 pm

I am renting a house that the owner is trying to sell. I was told that the realestate agent has to give me 24 hrs. notice before they bring someone in for a showing. However, twice this week they have called at the last minute to bring someone through the house. How much notice should we get before people come traipsing through my house?
