Renting Out My House?

Hello, here is my plan, looking for some info or some unforseen problems.
I just sold my house and used some of the profit as a 20% down payment on my new house. I plan to put the remaining profit into renovations and modernization of my new property and then rent it out. before i rent it out i plan to get a home equity line of credit on the new value of the home and use that line of credit for a down payment and renovations on a second home. once the second home is completed renovations i plan to once again get a home equity line of credit on the new value of the second home and put it towards a down payment and renovation of a third house and so on and so on for a 3rd and 4th ect….untill the property market in my area booms ( i am positive that it is coming ) and at that point sell all the properties i own at the height of the realestate boom. Before you answer please take into account that the rental price for the properties will be sufficent to pay for the mortage and pay off the line of credit i have borrowed against the house.
any comments, advice, concerns ect. would be appreciated

I Am Freaking Out About This House Right Now?

Ok so heres the story. about a month ago i found this house i absolutely love and when i went to get info on it and possibly put an offer on it i was told it went in to escrow and it was very rare for peoples loans to fall thru at that point and have the house open back up so my realestate agent basically told me that house was hopeless and keep moving. the house also went “inactive” on the website i found it on.
so kept looking for a house and nothing has compared.
but just a few minutes ago i was sent an email saying one of my saved home listings had been updated. i looked to see what home.. and there i was the house that was hopeless to get.
i researched it on another website and there it was….
im trying real hard not get my hopes up.
do you think the home is actually for sell again?
this seems to be a sign that this is supposed to be MY home
also me and my boyfriend make about 3000 dollars a month and dont have much debt do you think we can afford a 88 thousand dollar house? we both have pretty good credit scores also
i sure hope this isnt some sort of glich and my house is really gone.

Countrywide Short Sale, Final Phase.. What The Heck Is Going On And Taking So Long?

My husband and I are buying a short sale home. Things have actually been moving pretty fast as far as short sales go. We put in a offer on 4.21.09 and it was accepted that day. So, now.. it’s 6.17.09 and everything is approved and ready to go. My realestate agent says that nothing can fall through at this point because everything is approved. So, what’s the hold up? We and the sellers have been approved for at least 3 weeks already and waiting to get a closing date. What is going on and why is this date taking so long to get if everything is approved (both buyer and seller)?
p.s. my realestate lady also told me that the person at countrywide (the sellers lender) who is going to get us a date….. on 6.11.09 (a week ago) had 24 cases ahead of ours and they would get to it when they were done with those. What exactly does that mean?? And whats the time frame?

This Marshland has been the nesting and resting point for Animals since BEFORE EUROPEANS SETTLED HERE! Now Realestate wants to buy the property (Bird Santuary) in order to continue using AMERICA as a PIMPS haven for the Immagrant. DOES This leave room for the Future Optimist?

I Upset My Girlfriend Last Night, Will She Leave Me?

I’ve been with my girlfriend for 6 months and i was looking for a place for myself and she thought she would live in it to and pay rent there. i didn’t force her to but if you wanted to live in this house she could.
We have been living in her unit since day one and i said something rude to her last night and this is what i said “are you only with me because of my money” and she cryed in bed last night, i didn’t even think before i said that and i know she pays back and doesn’t live off my wallet.
I feel really bad and so i should, i said sorry to her and she said she is happy where she is paying rent and i can get the house for myself now, and told me that in the morning to take the realestate papers out of her home.
My other stuff is still there and she made me a drink and gave me a hugg before she went to work, so we didn’t breakup, at least not at this point.
What can i do now? i said sorry, i guess i leave her alone for awhile.
What would you do in my shoes right now?

Real Estate Company Cant Provide The Deed For Propery?

we purchased a home with 5 lots
the realestate company rushed the sale before surveys were done and know they cannot provide deeds for 4 of the 5 lots aparantly we only own the porch and drive but the house actually sits on 4 of the 5 lots we puchased,and after we have done bout 4.000 in paint and repairs ,we dont know what to do at this point and hwlp is very appreciated.

working with verizon so i can have more time for myself and i can find a guy because then i wont be as busy as i am usually i am only 22 and really dont care of being with someone or not how do i get my mother off of this subject untill the point my mr right finds me.Any sweet/serious/mature suggestions would be greatly appriciated,because she is always making me meet all these guys like her friend’s son etc,which is getting really annoying for me and i would really hate to be mean to anyone so really would like to put a stop to it untill the point i find a guy who is really capeable of me.:P

Ahmadabad real estate market

Ahmadabad, the capital city of Gujarat, is emerging as a hotspot real estate destination. According to a survey conducted by Indicus Analytics, it is among the top ten alpha cities in India where one can reside, earn and invest. Because of its close proximity to commercial capital of the country i.e. Mumbai, it can easily access western and Middle East markets. The city has come up with many new shopping malls, multiplexes and skyscrapers, healthcares. Besides that, the city is witnessing a major construction boom.

 

Residential areas like Sabarmati, Vastrauram, Satellite, Ambavadi and Chandkhera are in great demand. Commercial areas like C.G road, S.G highway Satellite, Vastrapur etc, because of their prime location, boast of high real estate sales. The residential rentals also peaked 2007 but in last six months, due to economic slowdown, they have come down by 25 percent. So, situation now is favorable for tenants as they can bargain more and can ask for discounts looking at the current market scenario. Mr. Bhatia, a real estate consultant, has told his clients not to let go their existing tenants otherwise it would be difficult for them to find new tenants at this point of time.

 

The rental values for 2- BHK are steady as there are not too many 2-BHK apartments in the city. The rental price for 2 BHK range from Rs.5000-7000 per month where as for a fully furnished two BHK in prime location, the rental price is Rs.7000-17000 per month. In other segments, monthly rentals are declining but rental prices for 2-BHK are still holding firm. The rental prices for 1BHK costs between Rs.6000-8000 per month and 3-BHK rentals costs starts from Rs.12000 and Rs.15000 to Rs.1,00,000 in case of a fully furnished apartment.

 

Government of Gujarat is laying more emphasis on building privatizing ports, integrated townships, big way, technology parks, and education-based townships, medical and healthcare townships, tourism-related townships, Logistics Park and residential townships. Because of infrastructure development, the overall development of the city has lead into boasting of real estate sales. Also, other factors like metro rail planning in the city and NH-8 highway connecting Delhi to Mumbai passing through Ahmadabad and upgrading the highway under BOT(built ,operate and transfer) has also lead to improved its connectivity with neighboring states thus increasing Ahmadabad property sales.

 

The upcoming sectors in Ahmadabad real estate are retail and IT/ITES as many MNCs have shifted to the city and thus demand for residential and commercial property is increasing. Many builders and developers are coming up with new projects in the city – Adani group is planning to come up with Mega Township near Nirma University with overall cost of project to be estimated about Rs. 2000 crore plus on SG highway. Heritage group is also planning to come up with all kinds of projects including bungalows, farmhouses and service apartments. Moreover, the prices of property in Ahmadabad are reasonable and quiet affordable as compared to other tier-II cities and the realty market is quite stable and has not suffered much due to the economic slowdown.
